
Project Manager will serve as the primary liaison among committees, designers, and contractors during all project phases from planning, programming, design and construction from start to finish of project.
Essential Functions:
Serves as the main point of contact to customers on project issues; develop project budgets and schedules; selects and manages the services of architects, engineers and contractors; administer, review and recommend action on design and construction documents; Coordinates construction activities by making onsite inspection of work to ensure that projects conform established schedules and approved policies and procedures; investigates and approves requests for construction modification and time extensions; Participates in all preconstruction activities; coordination of constructability reviews, assisting in the development of construction phasing and scheduling, procurement and installations; assists in bidding process, job walks, analysis of bids before final contracts are awarded and pre-construction conferences; Oversees all site moves required to accommodate construction activities; participates in the resolution of problems arising during construction; ensures timely and accurate monthly job billings; assist in the preparation of change orders and coordinating receivables and collections with the office management and CFO; Maintains currents schedules of all construction and rehabilitation projects and periodically reports on progress; Performs other duties as assigned.
Knowledge, Skills and Abilities:
- Knowledge of building systems, design, construction and related management strategies
- Knowledge of technical aspects of architectural, civil and mechanical, electrical, structural engineering design and specifications; financing, estimating and budgeting, including planning and estimating, calculating overheard, design and construction costs
- General knowledge regulations and policies due to affecting planning, zoning, design and construction
- Ability to schedule and budget projects; develop and enforce work statements; monitor, review and revise job orders schedules and budgets; monitor and track project progress and expenditures and implements costs controls
- Demonstrated knowledge of computer based project management systems
- Initiative and ability to work independently and collaborative in teams
- Ability to establish priorities and follow through on projects, paying close attention to detail with minimal supervision
- Ability to complete assignments under time constraints
- Demonstrated success in managing or the potential to manage: multiple projected and project teams, multiple client relationships, profit and loss responsibility, project operations without direct supervision and within the company policy and practice
- Excellent communication, presentation, written and verbal skills.
Qualifications:
- Minimum of 5 years experience managing projects
- Degree in architecture, engineering or a related field of Construction Project Management
- Excellent proficiency with MS Office tools, Scheduling, and Project Management
